I purchased a Brownstone on Wallace ave.. 351 Wallace.. Does anyone know when this is starting? I was hoping they would try to save cost on trades, etc by building Wallace Brownstones with Brownstones on Bloor.

Falus Group Number

Hi,
I to will be moving onto the Brownstones on Wallace and wonder when construction will start - I would love to call and put pressure on anyone who may be of influence. Who are the Falus Group and what is their number?

Wallace Development to start soon

I talked with Ross McKerron who represents the Fallus group about the 351 Wallace development (my art training refuses to let me call them Brownstones as they aren't).

"Construction is to start any day now. The approvals are in place and the contracts have been let within the last 10 days."

I have heard this before but I think this time they mean it as if they wait too much longer there may a change that the whole thing would be put off due to tightening credit.

Brownstones on Wallace

Called the sales office the week of Oct 20th and the rep said the developer indicated construction is to start in November. I ran by the site Nov 2nd and a small wooden shed has been built just inside the fence, in the west corner of the lot, next to the Station Lofts parking entrance. More progress than I've seen in the last year...

Looks like they'll build both the Bloor and Wallace projects at the same time?!

Tom Falus, Brownstones, Bloor/Perth and Wallace

There is not a lot to report with respect to these lands. Since acquisition in the late spring the developer has commenced an environmental clean-up of the lands. That should be completed in the early fall.
In addition the developer has been working with the City of Toronto to assist facilitate the construction of the “rail pathway”. Part of the lands are being used to facilitate construction and part are being used as a staging area for equipment.

The development of the land will proceed . The developer will of course be guided by the market conditions and by the zoning approvals in place. However at this time there are no plans or concepts to discuss.

The digging out on Wallace has started in full force this morning. As much as I feel that the City "Planning" Depart. let the community down on this project it will still be good to see more people on the street instead of a giant pit.

It sure would be nice if someone could supply some pictures that actually show work being conducted for the Brownstones on Wallace and not just the remediation project across the street! Does anyone have any real updates!?

Wallace work

I'm not sure if you're being sarcastic or not, but the photos I posted before are from the Wallace Brownstones property, not the remediation site across the street. They're definitely doing some digging, and probably preparing for the foundation work.

There is work going on at the site

There is definitely some foundation digging and other related work going on at the site. I was by there last weekend and it looks like they are also starting to set up a building / tower crane. Sorry I didn't take any pictures.

It's a developer who still thinks they have any chance in hell trying to sell more development opportunities to the residents of Toronto in the future!!! I know I'm going to do my best to make sure they never sell another unit to anyone again!

I'm sick of the lack of communication and having to deal with the sales office that either lies to you flat out or tells me they don't know! I'm starting to think I would have a better chance buying a tree house from a monkey or maybe that's we did?

200 Block

Hello, anyone here buy a unit in the 200 block?

Progress

There has been little progress on the site since the middle of December. There has been someone on site each day however there is no progress, in fact all of the sections of the tower crane were removed yesterday. Furthermore I don't recall seeing a tender notification in the Daily Commercial News, there was a pretender announcement some time ago. Is there anyone that can confirm scheduling for this project?

More bad news

I was by the site today and they have started taking apart the forms that they would have used to pour the foundation. I call the builder but have not heard back from them.

Removed all the equipment

Hey folks,
I've been as interested to what's happening there as I live in the Wallace Station lofts and I have a view of the lot.
They have not done much.
They brought in equipment late Oct-Nov '08, pumped out water from the holes they dug, stacked foundation forms, started to put a crane up in Dec-Jan '08-'09, but all the equipment has disappeared.
Every week there is a truck delivering or removing something. It seems they just delivered some rebar.
I'll try to update this when I have the time.

Its a wonder they are preparing for anything.

They have two of their three base permits (plumbing, site & drain service) refused and only a partial permit to form the footings.

I'm hoping someday I'll get to move into my Brownstones on Bloor condo, but I'm not holding my breath, as both of these projects (Bloor & Wallace) are still in limbo.

Tom / Robert Falus, if you are reading this, please get these buildings going.

We spoke with the developers

We spoke with the developers yesterday and they were forthcoming and helpful. Apparently they changed a sub-contractor and the crane was removed as a result. They expect to have a new crane on-site this week or next. The city confirmed for us in October that the permits were in place for Wallace Ave and Falus says construction will go ahead weather permitting. Without ruling it out, he didn't seem to think Sept was a realistic target for occupancy, but, pre-Christmas was attainable. Letters are to be sent out soon with respect to occupancy and finishings, but, we only received one regarding the new website log-in.

I have a good friend who

I have a good friend who works for city permits and according to her once a partial permit is approved the construction will continue regardless of the other permits going through. Apparently it is very common to work on permits simultaneous to the work itself being done. Who knows but this did give me hope!

This does little to give me hope RE: Brownstones on Bloor, since there is no partial permit there.

Lots of activity today

I drove by the Brownstones on Wallace site today and there was a lot of activity. Many workers (15+) and lots of machinery being used. Still looks like foundation/digging related work. Just thought I'd share

I ran into one of the guys who works for the masonry company at the site today. He said they are just waiting for a date to start laying the foundation blocks.

They are the same company who did the townhomes at Lansdowne and Davenport.

Good Day All,

I was not aware that this online group existed or else I would have gotten involved earlier. - I have just read your comments and just want to reassure you that both projects are a go. Construction on Wallace has started and there will be progress made on a daily basis and I hope to be posting photos once a week or so at www.brownstonesonwallace.com. A letter will be issued shortly with respect to booking an appointment for color selections.

With respect to Brownstones on Bloor we are still sorting out an issue with the City and have every intention of proceeding with the project just as soon as the permit is released.

We understand the frustration but let us assure you that we would like to finish the units just as badly as you would like to occupy them.

I was by the site today and they have got the tower crane up. They also have most of the first level poured for block A.

metal scrapyard by Brownstones on Wallace

Hello,

A good friend of mine purchased a unit in Brownstones on Wallace when they first went on sale. At the time she was concerned about the close proximity of the metal recycling yard (Solways' Metals I think?) but was told by the real estate broker, "Oh, don't worry -- that will be long gone by the time the condo is built." But now the building is started, the scrapyard is still operational and she is getting worried. When she called the sales person, they said they were "hoping" that the recycling yard would go elsewhere eventually -- no guarantees. But that's a totally different story than what she was told originally...and I don't think she would have purchased the condo had she thought the recycling facility was going to be in her back yard. It's extremely loud, and a real eyesore. When I looked up information on the scrapyard, it seems the residents in the area have had a problem with this business for the last 20 years, but still it remains. Does anyone out there have any information on this? I would really appreciate any insight you could give me.

There is about 30 years of

There is about 30 years of news about this site so it is hard to put it all in one email. There are a few other posts on this site updating some of the recent news about Solways Metals.

First off the real estate broker is a complete liar. Nobody of late has been as active on the Solways issue than myself and a few other locals but the bottom line is that Solways Metals has no plans to leave anytime soon. We have been trying to get them to leave for quite some time.

The good news is that finally the City MLS department is taking the complaints seriously and the local councillor is in favor of them closing or relocating. It is the belief of many that if Solways had to operate in compliance with the rules and regulations that have been imposed on it then they would have to move. That has been and is the crux of activities ongoing right now: enforcement. The other issue is that developments like 351 Wallace, the new Railpath opening in June, and other developments that I cannot go into right now are all essentially hemming Solways into a box in which it will be harder and harder to operate. And part of that box will be the complaints that the City, who zoned 351 residential, will no doubt be getting.

The City has historically done a crappy job overseeing this business, which technically has never been zoned for a scrap yard, and in fact helped keep it open at a time when all the other industries were leaving starting in the early 80's. I know first hand that the new MLS director Mr.Hart is keen to reversing the years of neglect on the Solways file and that many residents continue to document and file complaints. The short version of this long tale is that it is really a matter of when, not a matter of if Solways is leaving. Everything that at one time kept them open is now shifting the other way. THe 351 Wallace development, while not popular with locals, will in the end hasten the leaving of Solways. (If it is of any help Solways is a lot quieter than it used to be and there are no weekly fires any more.)

It will be great to see houses fill that giant pit at 351 and great to have more faces on the street. People who bought at 351 will have to wait a bit I am afraid as all the forces slowly squeeze Solways out.

Sounds to me like the the sales people are prone to lying about several things, I was told that the scrapyard had been sold when I purchased my unit and it would be gone in a year. I was also told of a layout change to the units that helped make the sale for me only to be told later that no such thing was said. It was my fault for not insisting that the change be written into the sales document. At this point I wouldn't believe the sales staff if they said "good morning".

This is common with any real estate project. It is specfically written in every contract that whatever is said by the sales agent cannot be taken as part of the contract.

Not even square footages are guaranteed... if you look at your contract, there are no measurements on the drawing that you signed.

These "open" contracts will be challenged more often now that housing prices are not going up anymore, and purchasers are more likely to claim material loss on condos not having all of the described features, as it is not the case that the unit will be worth $x more than it was purchased for upon closing.

Soil Remediation Wallace

I was talking with the project manager for BioGenie of Montreal who are doing the soil remediation at 371 Wallace across from 351 Wallace and he said they would be back to finish the job within a few weeks.

Are you aware of any development plans for that site? Is it zoned for residential development?

Wallace / Biogene land redevelopment

Hi Anitra,

I don't think there are any plans, proposals or development applications in place yet. Does anyone else know?

Some of this comes from what I've heard from Adam Giambrone and his staff:

They can't build anything residential right next to the rail corridor. There has to be a minimum separation, and/or a berm built if they decide to do that. The piece of land closest to the railway corridor / Railpath would likely remain commercial or industrial.

One possibility is that Edwin Ave. could be extended south to connect to Wallace Ave. This would split the site in two, allowing for commercial/industrial development against the rail corridor, and residential on the east side of the property.

Another thing that should be mentioned is that this land probably falls under the Wallace Junction Focus Area, which means it may be forced to remain zoned as "employment land". Not sure what the status on that would be.

370 Wallace/ a future community centre

I have talked with the people at the parent company of the paint company that owns the land and they declined a year ago to say what their plans were. The Biogenie people told me that the paint company wants to sell the land. There has been a lot of rumours that a buyer is waiting for the remediation to end and then a deal closes but nobody has ever put a name to a buyer. I have been told by a representative of Tom Fallus that it is not him.

Yes the land is in the oblique category of "employment lands". I still find the whole concept a bit vague. I also cant see anybody using that land for commercial purposes unless it has some kind of mixed use artist/creator live work spaces. I have been told by City Planners that it is a certainty that Edwin would come south and then join up with the roadway that will run through the 351 Wallace development. Obviously the the plan would then be to extend that road through to Ernest if possible. In the 1970's the City actually proposed building a 2 lane industrial service road exactly where the Railpath is being built. I think the Railpath is a better idea.

What I would like to see would be the city cut a deal to trade some of that land for density to make Railpath wider and then have the City take over the Hydro building and turn it into a small community centre. This is way out thinking and at the rate the City does stuff I will be dead probably by then but I see real potential with this idea. First up is to look into a an historical designation for the Hydro building as part of our areas industrial heritage.

Occupancy date

Just received notice in the mail and occupancy date for Brownstones on Wallace has been set for March 30th 2010.
